Retail Fail? Pier 1 Getting Exported from DTSS

So the Downtown Silver Spring Pier 1 has "lost their lease" and will be be vacating their spot on Fenton Street in short order. Why are they leaving? It's a corporate-owned store, so it's not as if they are small-time franchisees who can't pay their rent (*Fractured Prune cough cough*). Nationally, the retailer is performing fairly well, and according to reports the DTSS store had been doing a brisk business.
Did they balk at unreasonable rent increase by the Peterson Companies, or is PeteCo just giving them the heave-ho in favor of some fancy new tenant they have lined up, as was the case with the dry cleaners and the soon-to-be-opened CVS. If anyone has the scoop, let us know.

Now we come the usual baseless speculation about what will replace it. My bet: a Verizon Wireless store, which would be extremely unfortunate.

Bummer. This is a store we actually shopped in sometimes for things that were actually useful.

One of my favorite stores. Loved to look as well as purchase. I hope another useful store will replace it.

nope. no retail fail here. everything is just fine in silver spring. We have a marshalls and burlington coat factory. anyone implying retail fail is simply crazy.

Another fine decision by Peterson. By moving the dry cleaners to make way for CVS, I feel sure they have guaranteed that the small local business will fail. Now there's no easy drop-off or pick-up for the dry cleaners and they lose the convenience traffic going into Whole Foods. Peterson put them in the crappiest location possible for a business that depends on easy access.

I wonder how long it's going to be before Peterson starts demanding a spot on county boards. DTSS really gets a crappy deal when it comes to the deal MoCo made with Peterson and the ongoing festering sore that is Shitty Place, er City Place.

Just returned from Pier One. The sales associate told me that this was a big surprise since the DTSS was Pier One's second best performing store in the US. They have to move by August 21 and are looking for another space in the area. If this is true I am puzzled as to why their lease was not renewed.

Really, the second best performing store in the US? That's really hard to believe. Maybe the sales associate meant to say the 2nd best performing store in the DC region.

This either has to be a move to flip the space to a better tenant in this space or to fulfill an upcoming lease covenant with a competitor. So, for example, if Cost Plus / World Market wanted to come in there or elsewhere in a Peterson-owned property, they might specify that no competitor's lease be renewed. (Note: I just totally made that specific hypothetical up.)

When I speculate on what chains are not in our neck of the woods, the kind of things that come to mind are things like sporting goods or Target or such like, and this location is obviously not suitable. They could be trying to split the space in two, in which case there are a much larger number of obvious possibilities.

Trader Joe's is mega-unlikely that location, since there is no adjacent parking. (TJs picks places with horrible parking, but there is always parking. Also, they have a store up on Colesville that i am sure is minting money, so even if DTSS would be a much better spot, I don't see it unless the county let's them sell beer and wine.)

Wait: I just said beer and wine. Not tops on my list, but not an implausible possibility. Whoever it is, I am guessing they would want to be up and running by Christmas.

Ummm, totally off topic - but do you know where the dry cleaner moved to??! I've been trying to find them and unable to find any updated location.

The cleaners moved to Fenton St across from Whole Foods and beside the Courtyards swimming pool

Wow how sad they actually had pretty nice stuff not the cheap college dorm room trash you get from Ikea. So what does that leave us in DTSS? a new CVS and a bunch of low end fast food joints. Shitty place and a non functioning outdoor cement area

DTSS = Retail fail given the current boring low end line up of stores the area will die a slow death. Rockville Town Center and the new PG County harbor will continue to flourish.

It is safe to say that most of us have an amazing psychic power and can predict what will replace Pier 1. Our predictions always come true. A cell phone store will surely replace it, I hope its not the 10th Verizon Wireless store in the area. How many do we need? An Apple store would be nice but we all know that's next to impossible. I cringe at the thought of another CVS, not sure why Walgreens didn't snatch up some real estate in downtown silver spring to compete with the monopoly that is CVS.

Interesting. I did go into Pier 1 every once in awhile, but am intrigued by what Peterson Co. must have lined up. The frozenyo/cake love dance worked out great and I'm confident the CVS/dry cleaners switch will end up working out fine, so I'm certainly willing to trust Peterson Co. on whatever this transition ends up being.

oh, and I def. hope Pier 1 decides to find another space in DTSS. I think the ritz camera space is too small, but maybe not - it was always weirdly large for photo store.

I just went to Rockville Town Center for the first time and I liked it more than the Ellsworth redevelopment. I live near DTSS and while I prefer the geographic location of SS, I actually prefer the feel (design, scale) of Rockville downtown to SS. Pier 1 was exactly the type of place DTSS needs and now it's gone...great!!It will probably move up to Rockville Town Center if one isn't already up there.

The outside of the store does say "Lost our lease!" in big letters, not "Going out of business." This has me intrigued. I wonder if Pier 1 will find another location in the area, and if Peterson has a good tenant lined up for that location.

I would only go to Pier 1 in the most desperate gift-giving situations, as I don't currently have a functioning gas mask and can't tolerate the incredible nerve-toxin-like stench of the place for more than a couple of minutes.

However, it does seem like another example of the mismanagement that seems to be going on down there.

BTW, the non-functioning concrete plaza functions just fine. Music on Thursday nights this summer, and the Fenton Street Market on weekends make it pretty awesome. It would be even better if the county had any money to do something with it.

it's amazing that the goofballs on this blog try to defend DTSS whenever anyone says "retail fail" or tries to point out the obvious: the place is mismanaged, a half ass attempt at being Reston or Herndon or even Rockville and the people that go there are only interested in eating crappy low rent food, not shopping.

I don't think Peterson Co. has mismanaged their space at all. 100% occupancy, performances/events/etc. most days of the week, and constant vibrancy all back me up on that. Reston and Herndon? Are you freakin serious? Thanks for the throwup in my mouth.

sometimes I wonder if your commenters every open their eyes when in DTSS. First of all "crappy food"??? WTF? There is plenty of good food there (Thai SS, Ghar e-Kabob, etc.etc). Also the place is always MOBBED with happy people, always. I am there several times a week, always crowded, always something going on. Definitely more of a happening place than any time I've been to Rockville Town Center--which is perfectly nice, whatever, but no need to insult DTSS or the people who go there.

I'm not an arts & crafts person, but I hear lots of my neighbors asking for a Michaels (spelling?)--the nearest one is in Aspen Hill.

BTW, didn't the neighborhood associations up on Colesville lobby for the Trader Joes and other establishments that moved into that strip mall? Why can't the associations around SS do the same? Certainly is enough disposable income around here.

Nothing to do with NOVA. Again, lets compare the mutants around here to Bethesda or Columbia or Rockville.

You can WTF all you want, but the truth is most of you guys spend a lot of time complaining about the punk teenagers and criminal activity in DTSS but when someone rightfully points out that retail in DTSS sucks and that a lot of it is really low rent, you same people flip out and defend it.

The average weight for people in DTSS seems to be about 290 pounds.

I don't care about Pier1, which is just a clearing house for trinkets made in third world countries and sold at a markup here. My one wish is that Fuddruckers dies a horrible death and an Elevation Burger opens there.
